Realtor....
If you decide in the end not to go it alone, please be assured that I am here to help you, and not forsake you in the process. Accordingly, I've prepared a list of things that you should know that I will be doing for you if your decide to use me in the listing of your house. My assurances to you are based on the fact that I've been successfully applying these Principles with whomsoever I had the pleasure of doing business with over the last years.... So read, and relax...
1. I will educate you through the entire home-buying process;
2. I will help you to understand all the paperwork in advance;
3. I will help to find the best solution to any problems that might arise during the entire transaction;
4. I will properly prepare any forms, contracts and disclosures that are required to ensure all documents are legally correct;
5. I will help you find the right home in the right neighborhood by conducting a systematic search using your specific requirements;
6. I will guide you to homes in an effective and professional manner;
7. I will provide you with comparable market sales data to help ensure that you are paying the proper price for the home;
8. I will assist you in selecting competent escrow/closing and title people and help you to understand the process;
9. I will see that all required disclosures are made;
10. I will suggest which professional inspections should and must be made on the property;
11. I will protect your interests with all sellers;
12. I will help you understand the use and limitations of good-faith deposits;
13. I will advise you when you should seek the advise of an attorney;
14. I will make sure the appraisal process is handled properly;
15. I will help you negotiate the best price available for all costs and fees related to the transaction;
16. I will negotiate and deal effectively on your behalf with all parties of the transaction;
17. I will advise you as to how homes should be prepared to show and sell;
18. I will properly handle the walk-through process with you prior to final closing;
19. I will see that any repairs or requirements are met prior to final closing;
20. I will advise you of any contractual changes that might be necessary prior to closing;
21. I will advise you as to what course of action to take if the seller refuses to close the transaction;
22. I will see that each and every facet of the buying process is handled effectively, professionally and in your best interest. I will oversee the entire closing process;
23. I will see that the completion of the transaction is as smooth as possible right through such things as obtaining keys and taking possession of the property;
24. I will help you recover any overages that are paid during the closing process; and
25. I will oversee the entire closing process.
Additionally, I look forward to providing this unusually high level of service and commitment, thereby “defining your success in real estate!” After all, it is your satisfaction that defines my success, ultimately earning your loyalty in every real estate transaction you will ever make!
1. I will meet and get to know you, in order to discover your wants and determine your needs;
2. I will review your property;
3. I will review tax and special assessment information, loan information, utility costs, history of the property and other relevant facts;
4. I will put together a detailed report which will include the following:
5. I will prepare the actual paperwork to present your home to the market;
6. I will assist you in preparing your home for presentation;
7. I will, in order to MARKET your home:
8. I will COMMUNICATE REGULARLY with you during the marketing of your property:
9. I will, in SHOWING your house,:
10. I will present all purchase agreements made on your home;
11. I will counsel you on all offers and negotiate the best possible price for you;
12. I will negotiate and follow through with the completion of all major contingencies;
13. I will make certain that loans are processed properly;
14. I will close and deliver your net proceeds;
15. I will assist you in finding a new home;
16. I will contact a cooperating broker, if you are moving to a new area, coordinating the sale here with the buying of your new home there.
My Pledge of Quality:
The sale of your home will be my prime responsibility, supported by my entire organization. I will work for you full-time, as your professional sales associate, to sell your house for the highest possible price, in the least amount of time, with the least amount of inconvenience to you. I will use my expertise to make this as smooth and pleasant transaction as possible.
I DON’T WANT TO JUST LIST YOUR HOME.... I WANT TO SELL IT!
My Promises to You also include...
If you decide to list with me, during the listing period, I promise to perform the following services if applicable:
1. Provide you with a Comparative Market Analysis (CMA) to help you determine the best price for your property, and an estimate of proceeds you may realize from the sale, based on the CMA.
2. Provide you with a market sensitive Marketing Plan designed to get your property sold in the least amount of time and the least inconvenience to you.
3. Advise /i>you of the benefits of a home warranty.
4. Inform you of the documents required of you by law, and have these on file for potential buyers.
5. Counsel you on preparing your property to attract buyers and generate activity in the market.
6. Inform all Keller Williams, at our Team Meeting, about your property to determine if it matches the needs of their buyers as well as post a flyer on your home on to our in house bulletin board.
7. Market your property through the local Multiple Listing Service and cooperate with local brokers and agents.
8. Place an electronic lock box on your property. This will provide a readout (for security purposes) of when your property was shown and which Realtor showed it.
9. Develop a profile of probable buyers to determine our marketing strategy.
10. Design a “Highlight Sheet” with your property’s amenities for interested buyers.
11. Advertise your property in various Real Estate publications and enlist your help in writing the ads.
12. Notify homeowners in your neighborhood and surrounding area that your property is on the market and ask if they know of any potential buyers.
13. Hold a broker’s open house, if you so desire, and give you feed back from local Realtors.
14. Hold an open house, if you so desire, to attract potential buyers, and relay their comments.
15. Provide you with a Market Activity Report each week
16. Communicate with you weekly to discuss Market Activity Reports, showings, local market changes, updating your ad, and feed back from Realtors and buyers.
17. Update your CMA- discuss competing listings and new sales in the area.
18. Inform you of any financial market changes in interest rates and financing options.
19. Advise you and consult with you during the negotiation process. Provide you with all the information you need to make an informed decision. (As allowed by agency law.)
20. Coordinate and oversee all facets of contract to closing.
If at any time during the listing period, you feel I am not performing the services I am promising to keep, you may contact my Broker-in-Charge. They will either assure that you that will I remedy any deficiencies, or, release you from the Exclusive Right to Sell the Listing Agreement and assign your listing to another Keller Williams agent.
