"Lake Adger Trails" equestrian and nature path, which meanders around
Lake Adger. BACKGROUND INFORMATION Built in the early 1900's, Lake Adger continues to be a hydroelectric production facility. Until late 1996, Duke Power Company owned the lakebed, peripheral strip surrounding the lake and the electric production facility. In December 1996, Duke Power completed the sale of the hydroelectric production facility to Northbrook Carolina Hydro, Inc. and the sale of the peripheral strip surrounding Lake Adger, together with a perpetual recreational easement to Lake Adger Developers, Inc. Lake Adger Developers, Inc. also simultaneously acquired approximately 3200 acres, which almost completely surrounds Lake Adger, from Champion Realty Corporation. LOCATION Lake Adger is located just off NC Highway 9, just above the Mill Spring Crossroad, in Polk County, North Carolina. Lake Adger is approximately 34 miles from Spartanburg, 25 miles from Hendersonville, 38 miles from Asheville, 53 miles from Greenville, 82 miles from Charlotte and 11 miles from Lake Lure. TYPICAL WATERFRONT LOT SIZE Waterfront lots range in size from one acre to about twenty acres and enjoy from 125 to 350 feet of waterfront, depending on topography and accessibility. Most lots are wooded; the slop of the lots is from very gentle to very steep and all lots have excellent building sites. DOCK PERMITS Approximately 110 docks were allocated to the south side of the lake, with an additional 85 individual docks committed to the north side. A marina to serve off water lots and tracts is available. There is an annual dock fee of $129.79 in 2004. It will be adjusted annually based on the consumer price index, payable annually to Northbrook Carolina Hydro, Inc. The maximum dock six is 10' X 18'. No boathouses or other structures may be placed in the water and docks must be constructed of steel and pressure treated timbers, floated on enclosed Styrofoam and approved by the developer. The developer has reserved a permanent easement along the peripheral strip of land lying between full pond elevation of 911.6 and 925. The peripheral strip serves as a buffer around the lake. No structure may be placed on the peripheral strip and no vegetation removed without developer's approval through boat launch areas located in some sections of the development and through the new Lake Adger Marina. Boat launch areas located within the development are solely for the use of off water lots and are not available to the public. Some North Side horse farms, acreage tracts, and mountain view lots include a space in the private marina now under construction. EQUESTRIAN/NATURE TRAILS Easements are reserved as shown on plats for equestrian & nature trails to be installed as development proceeds. Many acreage tracts and farms will adjoin the "Lake Adger Trails" providing easy access for residents who enjoy a horseback ride, a family hike or a picnic with friends. The "Lake Adger Trails" will be for exclusive use of property owners & equestrian organizations or nature/civic groups approved by the developers or Property Owners Association.
